				<description>In 2023, we launched our 2nd phase of Ivy Rouge in North Oakville. Since that sold out launch, the surrounding community has seen major growth, including a new school, sports complex, and bus route.

The new Sixteen Mile Sports Park near Dundas and Neyagawa includes five fields, a pump track for biking, a skate park, and a splash pad. In 2024, St. Cecilia Catholic Elementary School was opened near Dundas and Trafalgar, and a new bus route was added to connect the area to the Uptown Core.

These recent changes are just the beginning. Let&#8217;s break down the key ways that North Oakville will be changing in the coming years.

The Sixteen Mile Community Centre &amp; Library

One of the most notable new additions to North Oakville is The Sixteen Mile Community Centre and Library. This new community centre will be an extension of the existing Sixteen Mile Sports Complex. This 65,000+ sq. ft. building will house a pool, a multi-use community space, and several gymnasiums. The library will offer 18,000 sq. ft. of work, study, and collaborative spaces, including public computer access, free Wi-Fi, and creative equipment.

Two New Schools in North Oakville

North Oakville will also see a number of schools added to the area in the next few years. A new French immersion school is set to open this fall, ranging from Junior Kindergarten to Grade 8. It will be located near Dundas and Trafalgar and will service the White Oaks area.

There are also plans for a new high school at Sixth Line and Burnhamthorpe Road West. This three-storey building will be the first high school in North Oakville and will span 144,000 square feet, with 53 classrooms, 18 portables and capacity for around 1,200 students.

The Crosstown Trail &amp; Green Space Plans

The North Oakville area is also going to see new paths, trails, and parks. This will include improvements to the Crosstown Trail. The existing gravel path will be transformed into a four-metre-wide asphalt multi-use trail, with benches, bike parking, and crosswalks. It is scheduled to be completed around the summer of 2025.

Along with the Crosstown Trail, the city also has big plans for developing green space in the area. Along with the sprawling Glenorchy Conservation Area, Ivy Rouge will be surrounded by parks, parkettes, and a nearby trail.

Take the time to declutter Did you take part in the KonMarie Method craze that stormed the nation last year? Were you devoted to decluttering and only holding on to items that brought you joy? Whether your answer was yes or no, there&#8217;s never been a better time to jump on the band wagon and clear the extra clutter out of your home. Spending more time at home will help you notice the things that are just taking up space and never get used. Use this time to pack those items away until you can donate them to a local charity shop once things go back to normal.

Organize the pantry

For many of us, the pantry is what could be called &#8220;an organized mess&#8221;. We know where everything is because everything has its place, but if someone else were to try and find something in there, they&#8217;d be stuck searching for quite some time. A great way to use your extra time right now is organizing the pantry. Put the things you use most often on the shelves that are easiest to access. Group things together by type – cans, spices, baking ingredients, etc. You know that spice you had never heard of that you bought because you needed it for a new recipe, but you haven&#8217;t used it since? Time for it to go, along with items past their expiry date. Next time you&#8217;re on the hunt for something specific in the pantry, you&#8217;ll be happy you took the time to sort through it.

Do a deep clean of the house

Cleanliness has been on the forefront of everyone&#8217;s minds for the past few weeks. If you&#8217;re home and have time to kill, it&#8217;s time to do a deep-clean of the house. After you&#8217;ve done some decluttering and organizing, tackle the bigger areas and surfaces, followed by hard to reach places: walls, floors, and doors followed by ceilings and ceiling trim, light fixtures and baseboards. Next, do a thorough cleaning of all your windows (including sills and tracks), and then dust and wipe down all of the surfaces throughout your home such as tables and counters. It may seem like a big undertaking, but the result is worth it.

Reach out to old friends

When was the last time you sat down and called up your old friends from back in the day? Life is busy, and it can be hard to find the time to check-in on people we don&#8217;t get to see often. Picking up the phone and checking up on people in your life is a great way to help you feel more connected to the outside world during self-isolation, and also shows them that you&#8217;re there and care during this difficult time.

Learn a new skill

New skills are time consuming to learn, but can be incredibly fulfilling. Whether its baking, painting, playing an instrument or even speaking a new language, taking the time to learn a new skill will leave you feeling proud and accomplished when this self-isolation period is over. There is an array of online resources that you can use to learn new skills, such as Masterclass, Skillshare and even videos on YouTube.

Learn some new recipes

Many of us are guilty of remaking the same recipes over and over again. Now that we have a little extra time on our hands, we can use the opportunity to refresh our repertoire by learning some new and exciting recipes. Use websites such as Pinterest, AllRecipes, Epicurious and more to help you find some fresh ideas to put on the table to impress your family and your tastebuds.

Cross some things off of your &#8220;meaning to&#8221; list

All of us have a &#8220;meaning to&#8221; list. Whether its movies you&#8217;ve been meaning to watch, books you&#8217;ve been meaning to read, or junk drawers you&#8217;ve been meaning to organize, now is the perfect time to start crossing names off the list. If you&#8217;re one of the rare folks that doesn&#8217;t have a &#8220;meaning to&#8221; list, make one! Think of some things you&#8217;ve always sort of wanted to try and use this time to give them a shot.

Get outside

It can be hard to find the time to get outside when your routine has a careful balance or running the household and having a career. Now that spring has arrived and the weather is warming up, it is a great time to get outside and get some fresh air. With the holidays quickly approaching, we thought it would be a great time to offer some simple tips to help keep sustainability in mind this season. From gifts to food to decorations, we are here to help you make low-waste decisions that will have a big impact.

D&eacute;cor

1. One of the most sustainable ways to reduce your environmental impact is by using what you already have. This is the case with almost all things, but especially with holiday decorations! Take time to sort through the decorations you already own, or find ways to repurpose other items to be decorations.

2. DIY d&eacute;cor is a fun way to express your creativity while being conscious of the amount of waste you produce. Use old magazines, pieces of fabric, glass jars, tin cans, and whatever else you can get your hands on to make one-of-a-kind creations that can help bring festive spirit into your home. You can even make a family-activity out of it by scavenging for rocks, pine cones, shells and plants to include in your decorations. Use all of your thrifty materials to make things like wall hangings, ornaments, tablescapes and more.

3. Confetti and glitter are made from micro plastics that can find their way into our water systems when we wash them away. Using environmentally friendly glitter alternatives like bio-glitter is a great way to decorate without worrying about all of the side-effects that can come with traditional glitter. For eco-conscious confetti, create your own by using a hole puncher on dried leaves or flower petals.

4. Being aware of the packaging materials on certain items is a simple way to reduce the amount of plastic you put into the waste cycle. When possible, buy candles in glass jars rather than plastic containers. Glass is easier to recycle and can be repurposed for other things after your candles are done.

5. Gift wrapping can create quite a lot of waste. Most wrapping paper isn&#8217;t recyclable and the heaps of tape and ribbons that we use almost always end up in the garbage. Using low-impact gift wrapping is a great way to unleash your creativity and make a difference in the amount of post-holiday waste your home puts out. Wrap gifts with easy-to-recycle brown paper decorated with drawings or stamps, use paper washi tape instead of regular tape, and decorate parcels with natural string, pinecones and sprigs of herbs or pine instead of ribbons and bows.

Gifts

1. Get thrifty with your gift purchases and try your hand at shopping second-hand! This is especially great for if you want to make someone a gift basket or know they are a lover of books!

2. Give the gift of sustainability with zero-waste products like travel mugs, reusable water bottles, silicone zipper-lock bags, stainless steel straws, and other fantastic low-waste alternatives.

3. Take the time to really think through your gift purchases for your loved ones so that you get them something you know they will make use of. The longer a gift stays out of the garbage, the better it is for the environment. Thoughtful gifts are more likely to get used than filler gifts that someone may have no real use for.

4. Food and drinks are some of the best gifts you can give someone. Whether you purchase or make something yourself, giving someone the gift of a delicious meal or treat is a sure way to make sure that your gift gets used (or in this case, eaten!).

5. Get crafty with DIY gifts made from items you can find at your local bulk store. For example, make bath salts scented with essential oils and dried flower petals or jars full of the best sweets and treats.

1. Do as much shopping as you can in bulk stores to help reduce the amount of food packaging you have to throw away. Most bulk stores will even allow you to bring your own reusable container to fill up and will weigh it before you put anything in it so that you only pay for what you put inside.

2. Show off your skills as a kitchen wizard and make as much food as you can from scratch. Not only will this save you money and give you a chance to use bulk store ingredients instead of pre-packaged food, but cooking can also be a great family bonding activity if you get everyone involved. Food made from scratch is also often better for you!

3. Freeze produce that doesn&#8217;t get used for holiday dinners and use it at a later date. Leftover vegetables can be used in soup, chilli or sauces and fruit is great for smoothies!

If you&#8217;ve listened to the radio, seen signage/billboards in Toronto or browsed through Social Media, you&#8217;ve probably heard questions, or seen them on a splash of green, asking things like &#8220;Will I be able to afford a home in the GTA?&#8221; or &#8220;How does the economy benefit from new housing?&#8221; Over 24 questions have been asked, and answered at https://buildinganswers.ca, a website developed to measure interest and provide more details after the ads generate initial interest. In its first week, the campaign was said to generate over 31 million media impressions.

Walk through the winding paths at a few of Waterdown&#8217;s picturesque trails and conservation areas. Luckily, these beautiful parks are within close proximity to our community, Mountainview Heights.

Take about 30-minutes out of your day to truly appreciate your surroundings and see the beauty that is in close proximity to your neighbourhood. Be sure to take snacks and water with you. Here&#8217;s a list of parks to check out:

1. Waterdown Wetland Trail
This is a beginner walking trail that is split into two; one nicely paved path for rollerblades and cycling, and another boardwalk that goes alongside Grindstone Creek. Which ever path you choose to follow, Waterdown Wetland Trail is a beautiful trail to enjoy and relax. It&#8217;s only a 4-minute drive from Mountainview Heights via Avonsyde Boulevard and Parkside Drive. 

2. Kerncliff Park
Explore the gravel paths at Kerncliff Park and experience a scenic walk through one of Burlington&#8217;s former quarries. This is also a beginner level hike and only 9-minutes away from the Mountainview Heights community. This park has a formal trail system that leads you towards outstanding views of Lake Ontario. Kerncliff Park operates year-round and is only 1.4km in length. There are several smaller creeks that all eventually lead to the main trail.

3. Mount Nemo Conservation Area
Listen to the soothing sounds of nature as you pass through the tall trees and breathe in the fresh air. Mount Nemo is a quaint hiking trail overlooking the escarpment. It&#8217;s a short 9-minute drive via Dundas Street and Guelph Line. Mount Nemo Conservation Area is the perfect spot for bird enthusiasts to watch the Turkey Vultures stay afloat.

4. Hidden Valley Park
Pack a picnic and head over to Hidden Valley Park which is only a 10-minute drive via Waterdown Road. Bring the entire family as there are plenty of amazing features including a baseball diamond, playground, picturesque nature trails, and so much more. 

5. Harvey Park
If you are a more experienced hiker, then Harvey Park is an excellent walking trail to explore. There is some history behind the park&#8217;s name, so while you are walking through, take time to learn more about its significance. It&#8217;s a short drive away from Mountainview Heights via Dundas Street East/ Hamilton Regional Road 5. 

6. Bronte Creek Provincial Park
You can visit this amazing provincial park in just 17 minutes driving from Oakville to Waterdown. Bronte Creek park is surrounded by beautiful greenery and wild life.  Visit the park for the day and enjoy family picnics, hiking or the biking trails. If you enjoy camping, the grounds are open from April through October and do book up early. Make sure you plan ahead. 

7. Rattlesnake Point Conservation Area
Within Rattlesnake Point Conservation Area there are multiple winding paths that lead to some of the most outstanding destinations in the park. Anyone can come and explore the majestic cliff views of the escarpment, just moments away via Guelph Line/ Halton Regional Road 1. 

8. Tiffany Falls
A quick 19-minute drive via the 403 West Highway takes you to one of Hamilton&#8217;s most beautiful waterfalls at Tiffany Hill. From start to finish, 
the forested trail is a view like no other. This is an easy hike that offers great photo opportunities.

				<title>What you need to know about the NEW 2018 Mortgage Rules</title>

				<description>As you have probably heard by now, the Federal Government has announced changes to the mortgage underwriting guidelines, which will make it harder for purchasers to obtain a mortgage. These changes will come into effect on January 1, 2018.
 
How does this affect recent purchasers?
 
If you have recently purchased from us, these new rules don’t affect you at all. All purchasers of homes with a long-term builder capped mortgage, approved on or before December 31, 2017 will have their mortgage remain valid even if the closing is after January 1, 2018. We recommend that if you haven’t already, you should contact your Bank Specialist/Site Mortgage Representative as soon as possible to get your mortgage approved well before December 31, 2017. This will protect you by keeping the terms of your mortgage approval valid until your closing.
 
What happens in 2018?
 
Transactions taking place after January 1st, however, will be subject to the tougher rules. What are some of the major aspects of these new rules?
 
Everyone is subject to a stress test
 
Previously, purchasers providing 20% or higher as a down payment were not asked to pass a stress test – only those seeking insured mortgages with less than 20% down were subject to them. Now, no matter what the down payment, purchasers will be subject to the stress test. Not passing this test means no approval.
 
What is the stress test?
 
The test simply determines whether or not a buyer could still afford to make payments if mortgage rates were to rise to the Bank of Canada’s posted 5-year fixed rate. This rate is usually about 2% higher than what buyers negotiate for their actual mortgage, so this adds a layer of difficulty and lowers the potential amount most can borrow.
 
The test also requires that a buyer’s mortgage payments, taxes, utilities, etc… total no more than 39% of their monthly household income.
 
What about mortgage insurance?
 
As of November 30th, 2017, mortgage insurance will also follow stricter guidelines. To qualify for low-ratio insurance:

&bull; the mortgage’s amortization period must be 25 years or less
&bull; The purchase price of the home must be less than $1 million
&bull; The home must be lived in by the owner
&bull; The purchaser must have a credit score of 600 or higher
 
Does this mean I should buy a new home now?
 
We recommend you should take advantage of the remaining weeks in 2017 and find your perfect home. Clearly, financing will be easier to obtain now than in 2018. And due to limited supply, prices are not expected to drop.

		2. Rake the Leaves
		A good sign that fall is under-way is by taking a look outside and seeing all the leaves from the trees on the ground. Although this may be a very picturesque view, you want to eliminate any blockage and debris that covers and prevents the lawn from obtaining its nutrients.
	
	
		3. Aerate Lawn
		By raking your leaves and removing any weeds from your lawn you are exposing the grass to air, which gives the lawn nutrients and water to grow healthy.
	
	
		4. Mow Shorter than Usual
		There is nothing more annoying than having to cut your lawn every few weeks, but luckily grass grows slower in the fall and you do not have to worry about trimming it as often. However, to avoid mowing your lawn in the cold altogether, cut the grass shorter than usual and by the time spring comes around you can give your lawn a nice makeover.

For Homeowners:

Turn on outdoor lights, and replace burnt-out bulbs.
Remove items from your yard or porch that might trip a child.
Sweep wet leaves from your steps and driveway.
Use alternative to candles in your pumpkins, such as a flashlight or a battery-operated candle.
Remember that some children have food allergies. Consider giving treats other than candy, such as stickers, erasers or a yo-yo.


For Homeowners:

Do not use masks. Masks make it hard for children to see what&#8217;s around them, including cars. Try a hypoallergenic (less likely to cause an allergic reaction), non-toxic make-up kit instead.
Make or buy costumes in light-coloured material.
Place strips of reflective tape on the back and front of costumes, so that drivers can better see your child.
Costumes should fit properly to prevent trips and falls. Avoid items such as oversized shoes, high heels, long dresses and long capes.
Dress your child for the weather. Add layers if needed.
Put your child&#8217;s name, address and phone number on his costume.
Children under 10 should be accompanied by an adult for trick or treating. By the age of 10, some children are ready to go trick-or-treating with a group of friends. 
Keep in mind that gum and hard candy can pose a choking risk for young children.
Remove make-up before bedtime to prevent possible skin and eye irritation.
